Governing Documents

There is a set of documents referred to as our governing documents. These legal documents established our community, set out the right and responsibilities of owners and define how our home owner's association operations. All documents are public records and also available at the Osceola County Recorders Online Records search. Since first created, they have changed, through amendments, from time to time.

To briefly describe the three documents

Article of Incorporation - this document is filed with the State of Florida to officially create the HOA as a nonprofit and establishes the legal name, purpose, and corporate structure.
Bylaws - this document establish how the HOA is run on a day-to-day basis, covering the board of directors' power, meeting requirements, elections, and voting.
Amended and Restated Declarations - this document creates the community and places deed restrictions on each lot or home and governs use.
